More recently, they have been invited by the Rural Payments Agency to apply for funding to support the organic and sustainable approach to agriculture carried out at Rawn Hill. Sustainable Farming Incentive accreditation is applied for by invitation, and the owners are particularly proud that their efforts have been recognised in this way. An application has now been submitted and, if successful, would provide annual funding going forward, which the owners understand would be carried forward to a purchaser.

The entire site is classed as a Local Wildlife Site by Warwickshire County Council and supports an abundance of wildlife. A three-day survey has recently been carried out by the RSPB, recognising the work undertaken to support wild birds at Rawn Hill. Rawn Hill itself is a laccolith, believed to be an igneous intrusion formed by volcanic activity approximately 450 million years ago, during the second-oldest period of the world’s geological history. It is protected by a Geological Protection Order, which severely limits changes to the hill or its features. Most, if not all, development would therefore be prohibited.

Rawn Hill Wood is a registered Ancient Bluebell Woodland. It is registered as Ancient Woodland with Natural England and as a Natural Bluebell Wood with the Woodland Trust. These designations would prohibit development and limit any large-scale commercial use of the woodland. The wood also lies within the catchment area for HS2 Ancient Woodland regeneration funding.

Although the property is close to and highly accessible for Atherstone town centre, approximately three minutes away by car, Atherstone West Coast Main Line railway station, approximately five minutes away, and the A5 trunk road, approximately two minutes away, it remains distinctly rural with rural access.
